FOR SALE:
SPECTACULAR 31.5 HECTARES
INCREDIBLE OCEAN, WATERFALL & MOUNTAIN VIEWS!
$1,998,000 ($6.35 per square meter)
This beautiful piece of property is located about an hour and a half from Panama City along the Pacific side. It is about half way between Coronado and El Valle. The "mother finca" is approximately 314,678 square meters or 31.5 hectares.
The land has been in the process of development for two and a half years. Critical approvals, permits and blueprints have been accomplished for a 52 lot subdivision called Las Cascadas. For more information on the project please enter the main website below.
Please keep in mind that this land does not have to adhere to these current blueprints as the developer has chosen to hold off on the final stage of segregation of the lots for that very reason. A buyer may elect to do any number of things such as keeping the entire finca as a personal family estate or creating a whole new plan with higher density than currently in place.

LAS CASCADAS DETAILS OF PROJECT STATUS
The subdivision of Las Cascadas has been in the stages of development for approximately two and a half years. The "mother finca" was originally under contract in February of 2005 and purchased in September of 2005. Architects were hired in December of 2005 to design and create blueprints. Those original blueprints were given "pre-project" approval in January of 2007.
After the pre-project approval it was discovered that there were changes that needed to be made to the original blueprints. The perimeter survey showed an increase of approximately 2 hectares and a road had to be moved over so as not to obstruct natural spring water. The lower park area was increased to accommodate natural spring flow and another lot was added to the subdivision.
Currently the developer has the following which allows for the construction of infrastructure work on the ground which has been ongoing for a year and a half.
Pre-Project Approval - Stamped by all required Governmental Agencies
ANAM Environmental Approval - Category 1
"Estudio de Impacto Ambiental Categoria Uno"
River Hydraulic Study
"Estudio Hidrologico Rio Corozal"
ANAM Road cutting permits
ANAM Well permit in process
San Carlos Municipality road/drainage permits
Current infrastructure is as follows:
- Access road to the river has been re-aligned per new survey
- Access road has new tosca for about 1.5 kilometers to the river
- A second access road has been started but not completed
- Interior roads are cut and bladed
- Access and interior roads have all drainages in place
- All lots are staked and marked per corrected blueprints
- New perimeter survey has been submitted to Catastro for verification - awaiting inspection
- Bohio has been built in lower park section
- Plant nursery has been constructed in main park area
- Spring box has been built on one of the natural springs in the main park area
- Gardens and paths have been built, cut and maintained
- Heavily treed lots have been macheted and maintained
The developer has copies of numerous phases of blueprints, surveys, infrastructure quotes, etc. These include overhead and underground electric, bridge quotes, water, etc.
