    • Total number of lots is limited to 52
    • Single family homes with larger lots allowing for possible duplex
    • Full time gatehouse for information & security purposes
  2. SPACIOUS & PRIVATE:
    • Lots are generally one acre (4,000 sq meters) or more
    • Entire subdivision is approximately 75 acres
    • Building envelopes for reasonable spacing between homes
  3. ENVIRONMENTALLY CONSCIENTIOUS:
    • Work with the natural environment through perma-cultural practices
    • Landscape planning based on environmental studies
    • Encourage alternative energy sources
    • Encourage subdivision & community involvement in preservation
    • Wildlife protection

    • Charge reasonable maintenance fees for community needs
    • Enforce covenants and short & long term maintenance
  7. INDIVIDUAL LOT OWNERS RESPONSIBILITIES:
    • Design and build their own home within the covenants
    • Provide their own septic tank and system per regulations
    • Provide adequate drainage and erosion control for their lot
    • Have a home built within 3 years of purchase
